By request, I’ve uploaded a partially-furnished version of my Copeland Gas Station & Ice Cream Stand lot. I left the shelves empty inside so you can clutter it up with whatever you wish (and to keep the CC down), but there’s still quite a bit of CC required.

• To install, download the ZIP file from the link below. Extract the folder and copy its contents (there should be 6 files total) into your My Documents/Electronic Arts/The Sims 4/Tray folder.
  
• If you can’t see the lot in your Library or the Gallery, make sure to check “Include Custom Content” under “Advanced” options

IMPORTANT NOTE: If you want the fencing and hedges to show up properly, I highly recommend using the Tray files instead of downloading from the Gallery. Also make sure to enable the bb.moveobjects cheat in Build Mode before placing the lot.
